Navigating the permitting process in Philly can be . . . challenging, to say the least. It's definitely one of the biggest barriers to entry with regard to developing property in this city. The bureaucracy is a reaaal problem! That being said, a long time ago, a friend engrained in my head to think “opportunity” every time I hear the word “problem”.

How is this an opportunity?
Money is made in the space between where people are and where they want to be – and the more difficult the road, the more money is made. Said in a different way – if we can become good at what others find too difficult, we will face less competition and be awarded wider margins.
 
If you click the link above you can download our ‘Pre-Dev’ or ‘Pre-Con’ Checklist. It’s a simple internal document that we use to organize all the necessary tasks that need to be completed “pre-construction”or “pre-development” in order to get permits from the city.

How to use the Pre-Development Checklist:
It’s important to note that these requirements are always changing and not all these items are required for every type of job. We pull out this checklist and review with our arch/eng/zoning/attorney team before we submit for permits to pick through and generate a specific list for that job. This is one of the first steps that we take on any job, because a lot of these items can take weeks or months to complete and they need to be included with our building plan submission in order to get approvals.
 
This can seem daunting – and it is! But thankfully, we understand the law of income. Your income is directly proportional to:
 
1. The need for what you do
2. The difficulty of what you do
3. The difficulty in replacing you
